December 2021 Derek was with us every step of the way organising the sale of our flat for a good price and helping to chase our Management Company/Solicitors to find out what was going on. He came and valued our house and sat down with us and easily explained the process and what his thoughts were on price and marketing. Having worked both for laywers and Estate Agents I admit I did have some pre-concieved ideas but Derek soon dispersed these with his obvious knowledge and experience in the industry He then arranged for a professional photographer to take pictures of our house the following week and to carry out the EPC. This was easily arranged and the guy he recommended was equally professional and great to work with. Both of these arrived back within a couple of days. We agreed with Derek for a weekend of viewings over the next weekend. Derek then arranged for us to see the proof of the pictures and text that would be placed on the appropriate portals ie Rightmove etc.. We agreed them and within a couple of days Derek had arranged 12 viewings over three days for us the following weekend.. All the couples were either cash buyers or had SSTC. We left Derek to host the viewings with us our of the way at the end of each day he would give us an update. By the end of the weekend we had three firm offers and we asked them all to let Derek know their best offer by Wednesday lunchtime. We achieved £32,000. over our asking price and I am sure this was mainly due to Derek arranging for the right people to view - he had "interviewed" them so he knew what they were looking for and whether we were a good fit. This eliminated time wasters for us and him. We also by now had found a property to buy and we used Derek's services to negotiate on our behalf for this property as well and he saved us another £20,000. Our sale and purchase were at a very difficult time in the industry with people racing against lack of properties and also the stamp duty deadline. Derek was fantastic all the way through. Answering our texts or Whatsapp messages, phone calls or emails straightaway, dealing with the buyers, our lawyers, our purchasing agents and eventually on the day of removals when our removal company we had booked did not turn up found us another team to take over which was unbelievable considering at the time you couldn't even hire a self drive van. His knowledge and contacts are invaluable and make him worth every penny we paid him. We were sold and moved in within 12 weeks with a four person chain. My husband and I would not have any hesitation and certainly have already recommended Derek to many of our friends and family.
